Thank you , the info is priceless , I am living up by Hobbs N.M. right now but I am hoping to move across the border and have a Barndo built , I wish you had a bigger area but I will have to settle for a good builder , We know who the best is ….

Is there any advantage over a traditional home? Rust is a clear long term disadvantage. All those screw holes seem like more potential leaks, etc… Trying to compare construction styles to find what is ideal for me.

Erik, I think your approach would align with Joe Lstiburek's approach on managing water first, air second, vapor last. Your approach of foaming directly to the metal is I think the right one. This should make it so that you don't have warm/moist air ever contacting a cold surface that will lead to condensation and then mold. Many places down south make this mistake. If you allow warm/humid air from outside to contact a cold surface, you'll get water. This is a big problem for things like A/C ducting if the ducting is in an unsealed attic– hot humid air in the attic meets cold duct surface and you get water. This is why ducting needs to be not only insulated, but VAPOR barriers. Most spray foams (if thick enough) will serve this vapor retarding/barrier purpose.

And you are absolutely right to point out how building a house for TX is different than for up north. Geography matters a ton. Now, if only I could stop neck sizing…..

    Eric,

Have you guys ever done geothermal on any of your builds? Any downside to it? We are in Lubbock Texas and are thinking about putting in geothermal and solar to help keep cost low. We understand the initial install is more expensive but out understanding is long term it is supposed to help with the cost of heating and cooling.

No home is leak proof. Even your steel exterior will sweat/have moisture. Then getting the open cell spongey. Then a bad odor will occur and majority of spray installer will not remove product if failure occurs.

  6. Juan Durandt

Out of curiosity; how "bulletproof" are your exterior walls? With traditional brick and mortar homes you have some protection from a misplaced shot or stray bullet mishap so was just wondering what form of protection your walls have.

U said dont put up a barrier between the metal and the spray foam. What kind of issues with u run into. I'm looking at building my own barndominium. I was thinking of insulation board between the metal sheets and the perlins.

Hey Erik, you do a wonderful job explaining lots of things to consider in building one of these. In general, what are the wind ratings for your barndo's ? how does that compare to a similar stick built ?

  9. Bryan Montgomery

Finally, someone that understands foam. Coming from a spray foam insulation contractor here in Texas, thanks for clarifying things for the customer. We have way to much misleading information floating around in the industry.

  10. N E

How do you seal between the metal sheets and the foam? You say the open cell isn’t a vapor barrier but what if your wall sheets leak? Using mastic on the wall sheets I assume?

I built a Barndominium about 3 years ago. spray foamed all of the building with open cell also batted all exterior walls, but didn't insulate on the ceiling. is that the proper way? can always go back and blow in insulation. Sure would like some feed back! johnellis0522@att.net
